Accessing forms & submitting claims on MyHome

The easiest way to manage your claim forms is through the MyHome online portal. Once you’ve received your enrolment information, you can register and access & submit warranty claim forms, get notifications for important timelines, request assistance, and review your correspondence with Tarion. If you haven’t done so already, visit and register for MyHome.

30 Day Form

Timeline: You can submit a 30-Day Form during the first 30 days of possession. Note: Effective September 14, 2020, a 10-day grace period has been added to the 30-Day Form submission period. 

Purpose: This form is used to list any unresolved warranty items you and your builder identified during your pre-delivery inspection, as well as any new items that have arisen since you took possession of your home.
 
 

Year-End Form

Timeline: You can submit a Year-End Form during the last 30 days of the first year of possession. Note: Effective September 14, 2020, a 10-day grace period has been added to the Year-End Form submission period where you have written evidence that you reported items to your builder during the first-year warranty period.

Purpose: This form lists outstanding warranty items to date. This is your final opportunity to report items covered by the one-year warranty to Tarion. If you do not submit a Year-End Form before the deadline, you may risk not having certain items covered by the warranty. Only one Year-End Form will be accepted.


Delayed Closing/Occupancy Form

Timeline: You can submit this form within one year of the date you take possession/occupancy.

Purpose: Your new home warranty’s delayed closing/occupancy coverage ensures that you are compensated if your builder does not provide sufficient advance notice of a delay or if the completion of your home is delayed beyond a certain date. 

 

Second Year Form

Timeline: You can submit a Second-Year Form at any time during the second year of possession. 

Purpose: Use this form to list any items that are covered under the two-year warranty. Keep in mind that you are allowed to submit as many Second-Year Forms as necessary during this period.
 

Major Structural Defect Form

Timeline: You can submit a Major Structural Defect Form any time after the second year of possession but no later than seven years from the date of possession. 

Purpose: Use this form to report any items that are covered under the seven-year major structural defect warranty. More than one Major Structural Defect Form may be submitted.

Exceptions to form timelines

As of February 1, 2021 Tarion has increased several warranty coverage limits to better protect homeowners.
Below is a summary of the coverage limits for projects where the first Agreement of Purchase & Sale (APS) is signed either on/after February 1, 2021 or before that date.

Air Conditioning

  • The maximum statutory warranty coverage available for freehold homes and condominium units is $300,000.

     
  • The maximum coverage for condominium common elements is $50,000 times the number of units, up to a maximum of $2.5 million.

     
  • The maximum combined coverage for a condominium project (units and common elements) is $50 million.

     
  • There is a maximum of $15,000 for warranted damage caused by environmentally harmful substances or hazards and a maximum of $25,000 for coverage of septic systems.

Emergency Situation

  • The maximum statutory warranty coverage available for freehold homes and condominium units is $300,000.

     
  • The maximum coverage for condominium common elements is $100,000 times the number of units, up to a maximum of $3.5 million.

     
  • The maximum combined coverage for a condominium project (units and common elements) is $50 million.

     
  • There is a maximum of $50,000 for warranted damage caused by environmentally harmful substances or hazards.
